A single-zone mini-split installed runs $4,129 on the national average, with most bids landing between $3,875 and $4,785, per our cost index. A multi-zone system, one outdoor unit feeding several rooms, averages $5,874. Before you collect quotes, get one thing straight about what you are buying: this is an equipment purchase with a skilled half-day attached, and the equipment sets the bill.

That matters because mini-split pricing is where a lot of homeowners get taken. The equipment is visible and priceable. You can look up the head and the condenser yourself in ten minutes. What you cannot see is whether the number a contractor writes on top of that equipment reflects the real work, and that is the gap this page closes.

The materials line is more than the head and condenser. A clean install carries the lineset with proper insulation, the wall sleeve, the condensate path, the disconnect, and the pad or bracket the condenser sits on. Cheap bids sometimes strip these into "extras" that reappear on the final invoice. When you compare quotes, compare what the materials line actually includes, not just the brand on the box.

The lowest realistic price, where a licensed contractor covers cost to deliver plus the leanest margin a real business can sustain, sits at $3,875. Below that, somebody is cutting a corner you will eventually find.

The single-zone unit at $4,129 solves one room: the addition the ductwork never reached, the garage office, the bonus room over the garage that bakes every summer. It is the right tool for exactly that job, and sizing it is simple enough that our BTU calculator does it in thirty seconds. Pick the mini-split mode, put in the room, and it snaps to the standard head size the load actually needs.

Multi-zone at $5,874 is a different decision. One condenser feeding three or four heads can condition most of a small house without ducts, which is why it is the standard retrofit for older homes. But per zone, multi-zone systems price out closer to central equipment than people expect, and every added head is another wall unit, another lineset run, another thing to maintain. If you are pricing four or more zones, price a ducted system against it before signing anything.

What Moves the Number

Line length and placement. The reference install puts the head on an exterior wall close to the condenser. Every added foot of lineset, every interior-wall placement that needs a chase, adds labor and materials honestly. A head on the far side of the house from the condenser is a different job than a back-to-back install, and its price should say so.

Electrical. Most single heads run on a dedicated circuit. If your panel is full, the circuit and breaker work rides on top of the install. That is legitimate scope, but it should be itemized, not buried.

Heat pump heads in cold climates. Modern mini-splits heat as well as cool, and in mild climates a single head can carry a room year-round. In serious winter country, treat the mini-split as the supplement and check its rated output at low temperature before letting anyone sell it as sole heat.

The brand tier. The premium Japanese brands and the value tiers can sit hundreds of dollars apart on the same size head. Both work. What you are paying for at the top is quieter operation, better low-temperature performance, and parts availability. Decide that tradeoff yourself instead of letting the bid decide it for you.

Checking the Bid

The index builds this price from the bottom: the crew hours the install books, your metro's BLS wage for the trade with real employer burden on top, the equipment and consumables at current prices, and the actual permit fee your city charges. Contractor margin on the average job runs 16%, which is what keeping a licensed, insured operation on the road costs, and a fair bid carries it openly.

So when the quotes come in, run each one through the bid checker for your metro. A number inside the $3,875 to $4,785 band with clearly itemized scope is a contractor doing this straight. A number far above it needs a reason you can point at: long lineset, electrical work, difficult placement. And a number under $3,875 is the one to walk away from fastest, because the corner being cut is somewhere in the refrigerant work you cannot inspect.
